Cleaning and Setup Instructions
Please follow these detailed guidelines to ensure our property is immaculate and welcoming for every guest.
Bedrooms:
- Bedding:

- Do not tuck comforters into the beds; they should be neatly draped over the mattress and covering the bedframes.
- Each bed must have 4 pillows, arranged neatly.
- Bed Presentation:
- Place two bath towels on each bed.
- Set up a tray on each bed that includes:
- A QR code (ensure it’s clean and visible - if available).
- Two towels.
- A small plant or item on the bed plate.
- A candle on the plate.
- If there is a throw blanket, please drape over the bottom of the bed.
Bathrooms:
- Bathrooms:
- Place three toilet rolls on the back of the toilet in the main bathroom. Just one toilet roll in the other bathrooms
- Hang two towels on the towel rack.
- Ensure one soap dispenser and one container of q-tips and/or cotton balls are by the sink.
- Provide a small trash can with a liner.
- Clean the toilet thoroughly, ensuring seats are sanitized and lids are down.
- Stock the shower with shampoo and conditioner.
Living Room:
- Setup:
- Place one book open on the coffee table with the remote ontop.
- Provide two coasters on the table.
Kitchen:
- Supplies:
- Ensure there is one pack of coffee, backup spices, and a selection of teas available - pleas let us know if there is none available in backup stock
- Ensure there are at least two kitchen towels in the drawers.
- Organization:
- Align all silverware neatly in the drawer, ensuring both utensils and the rack are clean.
- Organize drinking cups uniformly, either all facing up or all facing down.
- Arrange plates by color and shape.
- Please use wet rag/or vacuum to make sure all crumbs are out of the drawers.
- Sink Area
- Provide one dish soap and one hand soap by the sink.
- Place one sponge near the sink.
- Trash and Cleaning Supplies:
- Ensure the trash can has one trash bag inside and an additional trash bag stored under the sink.
- Place one roll of paper towels on the rack and an extra roll under the sink.
- Store one container of cleaning wipes and one spray bottle under the sink.
5. Cleaning:
- Ensure the refrigerator and freezer are cleaned. Check side of the refrigerator for crumbs and ensure no stains or crumbs. Please leave unopened condiments. All opened food items, please throw them away.
- Clean oven and microwave.
- Clean stove top thoroughly.
General Cleaning Supplies:
- Ensure there is one broom and one mop, along with a bucket available.
- Please make sure there are cleaning supplies efficient for guests underneath the kitchen sink.
Exterior Property Cleanliness Guidelines
- Please ensure there is no trash or debris in the yard, especially on the front porch.
- All trash should be placed inside the outdoor bins provided.
- If previous tenants left a significant mess outside and it’s too much for you to clean, kindly take photos and notify us so we can arrange for a handyman.
- Return all outdoor furniture to its original position.
- If the lawn appears overgrown or in need of maintenance, please report it to us so we can schedule lawn care.
How to Leave the Property Before Checkout
- Set the A/C to 78 degrees.
- Ensure all water faucets are turned off.
- Close all toilet lids.
- Close all drapes. If there are blinds, angle them downward and slightly open to maintain privacy while allowing some light in.
- Leave the front porch light on. If there isn’t one, please leave the kitchen light on instead.
Additional Notes:
- Always wear appropriate personal protective equipment (PPE) during cleaning.
- Open windows to ventilate and freshen the space.
- Clean all window seals. Before cleaning the floors.
- Dust all surfaces, including ceiling corners, fans, and light fixtures.
- Vacuum and mop floors, paying attention to corners and under furniture - especially under beds.
- Sanitize frequently touched surfaces such as doorknobs, light switches, and handles.
- Empty and clean wastebaskets in all rooms.
- Please report if we are low in any supplies in our storage cabinet.
Report Broken or lost:
- Please report any broken or lost items from the property.
- Please report any extra cleaning that was needed for the property.

Supply List for guests:
- 3 toilet papers per bathroom
- 2 Paper Towels
- 3 trash bags (1 clean in trashcan - 2 under sink)
- shampoo and conditioner in bathrooms
- 1 hand soap in each bathroom
- 1 dish soap in sink
- 5 dish pods for dishwasher (if applicable)
- 5 washer pods for clothes washer (if applicable)
- 2 dish sponges
- 2 kitchen towels
Linens Supply:
- 2 towels on bed per bedroom
- 2 small hand towels per bedroom
Invoice Requirements:
- All invoices that include overage charges must be submitted within 12 days of the tenant’s departure. If not submitted within this timeframe, the landlord will be unable to bill the tenant accordingly, and overage charges will not be reimbursed to the cleaner.
- Any cleanings that result in guest penalties will be the responsibility of the cleaner to resolve. If Airbnb determines that a cancellation or fee was due to the cleaner’s actions, the associated costs will be transferred to the cleaner. The cleaner will be given the opportunity to address and correct the issue promptly to ensure guest satisfaction.
